Who is responsible for what?
Home maintenance is therefore a shared responsibility between the tenant and the landlord.
Service subscription: carefree living
AHAM Real Estate is responsible for major maintenance in and around your home. As a tenant, you are responsible for minor and day‑to‑day maintenance, as well as for repairing any damage that you have caused.
AHAM Real Estate offers tenants the option of taking out a service subscription. With this subscription, certain maintenance tasks that normally fall under the tenant’s responsibility according to the Minor Repairs Decree will be carried out by us, at our expense.
If you have not yet taken out a service subscription, you can request one via the contact form or by emailing ond@aham.nl. The monthly fee for the service subscription is €10.

Service charges
Service charges apply to various complexes. The service costs that apply to you are included in the rental agreement and are charged by an advance payment that is corrected annually based on actual costs.
Liability
We do everything we can to make sure you can enjoy your home. To live without worry and avoid unexpected expenses, we advise tenants to take out both contents insurance and liability insurance.
Responsibility for costs can vary depending on the situation. In some cases, you may be responsible for covering damage to your home yourself. Damage to ceilings, walls, carpeting, and furniture — regardless of the cause — is, in principle, the responsibility of the resident. To protect yourself against these risks, it is advisable to take out appropriate insurance.
Everything you rent from AHAM is insured against storm, water, and fire damage. If any unexpected damage occurs to the residence, please report it to us as soon as possible. You are expected to limit the risk of further damage as much as reasonably possible.
