Who does what?
What we as a landlord are responsible for, and what you as a tenant must do yourself, is regulated by law in the ‘Besluit Kleine Herstellingen’ or ‘Minor Repairs Decree’. This states exactly who is responsible for what. You can consult this decision at www.wetten.nl. Home maintenance is, therefore, the responsibility of both the tenant and the landlord.
Service subscription: carefree living
AHAM Real Estate takes care of major maintenance at and around your home. As a tenant, you take care of the minor and daily maintenance of your home yourself. You also repair any damage that you have caused yourself.
AHAM Real Estate offers you, as a tenant, the opportunity to take out a service subscription. If you opt for a service subscription, certain maintenance work which are the tenant’s responsibility according to the ‘Minor Repairs Decree,’ will be carried out by us at our expense.
If you have not yet taken out a service subscription with us, you can request one via the contact form or by email:ond@aham.nl. The monthly fee of the service subscription is €7.77. This document provides an overview of which maintenance which is covered by the subscription:
Service charges
Service charges apply to various complexes. The service costs that apply to you are included in the rental agreement and are charged by an advance payment that is corrected annually based on actual costs.
Liability
We do our best to facilitate you enjoying your home. To live carefree and avoid unforeseen costs, we advise our tenants to take out contents and liability insurance.
Who is responsible for which costs varies from case to case. You may have to pay for damage to your home yourself. Damage to ceilings, walls, carpeting, and furniture – whatever the cause – is, in principle, the resident’s responsibility. To cover these risks, it is advisable to take out insurance.
What you rent from AHAM is insured against damage caused by storm, water, and fire. Is there any unexpected damage to the residence? Please report this damage to us as soon as possible. You are required to limit the risk of damage as much as possible, within reason.
