Housing usage
The residential housing that you’re renting must be your main residence. Any other use of the property is not permitted without the landlord’s express prior written permission.
Third parties are not allowed to use the housing in any way whatsoever and/or to carry out activities that are not permitted by law and/or by the agreements elaborated within the rental contract. AHAM Vastgoed upholds an active policy to detect violations. Subletting is strictly prohibited. If this is found to be the case, we can terminate your rental contract and you may receive a hefty fine. This applies not only to our rental properties in the social housing sector, but also to our rental properties in the private sector.
Living together
If you wish to live together with someone, it has to be a sustainable shared household. This means that you have to actually live there together. You’re always obliged to continue to occupy the housing yourself and to use it as your main residence. Should this not be the case, the use of the housing will be relinquished, which will result in the termination of the rental contract.
Partial rental contract termination
If you rent housing with another tenant but circumstances cause one of you to vacate the property, it’s a good idea to contact us. You must submit a request to us in order to be released from your responsibilities as a tenant. We’ll check whether the remaining tenant can keep the rental unit on his or her own based on his or her income and whether there are and/or have been any payments in arrears. If the landlord agrees, additional agreements will be drawn up and added to the existing rental contract before it is signed by both the tenant and the landlord.
The administrative costs for processing a partial rental contract termination are €125.00 per modification.
Subletting
Subletting the residential housing you’ve rented out to someone else — also known as subletting — is expressly not permitted. The short-term rental of housing to tourists (e.g. via Airbnb) is also not permitted. What’s more, the municipality imposes high fines for this type of subletting, which are subsequently passed on to the tenant. Holiday rentals cause significant inconvenience to local residents. Consider, for example, suitcases rolling over stairs and parties that go on late into the night. Holiday rentals also entail additional risks of damage to the residential housing.
