You’d like to make changes to your rental contract because, for example, you’re going to live with someone. What are the options?
Housing usage
The residence you are renting must be your primary place of residence. Any other use of the property is not permitted without the landlord’s explicit prior written consent.
Third parties are not allowed to use the residence in any way and may not engage in activities that are prohibited by law and/or by the terms set out in the rental agreement. AHAM Real Estate maintains an active policy to detect violations. Subletting is strictly prohibited. If subletting is discovered, we may terminate your rental contract and you may be issued a substantial fine. This applies not only to our social housing properties but also to our private sector rentals.
Living together
Partial rental contract termination
If you rent a residence together with another tenant and circumstances lead to one of you moving out, please contact us. You must submit a request to be released from your responsibilities as a tenant. We will then assess whether the remaining tenant can continue the tenancy independently based on their income and whether there are or have been any payment arrears.
If the landlord approves, additional agreements will be prepared and added to the existing rental contract, after which both the tenant and the landlord will sign the amendment.
The administrative fee for processing a partial termination of the rental contract is €125.00 per modification.
Subletting
Subletting the residence you are renting — in other words, renting it out to someone else — is strictly prohibited. Short‑term rentals to tourists (such as through Airbnb) are also not permitted. In addition, the municipality imposes substantial fines for this type of subletting, and these fines will be passed on to the tenant.
Short‑term holiday rentals often cause significant nuisance to neighbours — think of suitcases being dragged up and down stairs, or parties continuing late into the night. They also increase the risk of damage to the residence.
