TERMS AND CONDITIONS
ROZ rental agreement
Work will be carried out along the lines of a standard model retail space, as drawn up by the Council for Real Estate (ROZ), as used by the Dutch Association of Real Estate Agents (NVM).
Rental period
5 (five) years with an extension period of 5 (five) years. Deviating rental periods in consultation.
Advance service costs
N.o.t.k.
* the tenant must conclude contracts with the relevant suppliers for the supply of gas/water/electricity and any other facilities.
Security deposit
A security deposit or bank guarantee must be provided in the amount of 3 (three) months’ rent and service charges, plus VAT, depending on the credit information to be obtained.
Rent indexation
The rent is indexed annually, based on the price index figure according to the consumer price index (CPI) series All Households (2015 = 100) published by the Central Bureau of Statistics (CBS).
Notice period
Termination of this agreement takes place by notice at the end of a rental period with due observance of a notice period of at least 12 months, whereby the landlord observes the statutory grounds for termination.
VAT
VAT-taxed rental will be opted for. The tenant must therefore continue to provide more than 90% VAT-taxed deliveries and services.
Administration costs
€ 300,- excl. VAT (one-off upon conclusion of the rental agreement).
