AHAM Vastgoed Expands Its Presence in Hilversum with the Acquisition of Werf35
With the acquisition of Werf35, AHAM Vastgoed has added a unique and highly complementary property to its portfolio in Hilversum.
Managing Director Tim van Schijndel is enthusiastic about the acquisition: “This characterful property, located in a prime spot in Hilversum, offers tremendous potential. The existing historic buildings are home to a fantastic mix of tenants who have helped transform the site into a vibrant creative hub over the years. What began in 1916 as a plaster factory owned by the Royal Pharmaceutical Trade Association came into the hands of Medianest B.V. in 2012. Under its leadership, the existing buildings were renovated in phases, creating space for a diverse range of creative businesses. Over the past decade, Bennie Eeftink and Peter Driessen, both owners and occupants of the site, have transformed the former factory halls and municipal yard into the lively destination it is today, providing room for businesses shaping the culture and challenges of tomorrow.
“Since 2012, we have steadily improved the site’s appeal and sustainability, while working there ourselves,” they explain. “At the same time, together with heritage developers Coup and the Municipality of Hilversum, we developed an urban plan to expand the site in a way that respects its history and character. Now that the planning framework is in place, the time has come to hand the project over to a company that will handle the existing buildings with care and realise an equally attractive new development. We found that partner in AHAM Vastgoed.”
The new zoning plan became irrevocable in 2024 and allows for more than 8,000 square metres of new development, evenly divided between residential and commercial uses. The residential component will include apartments for both young residents and tenants in the mid-market rental sector. The design process is already underway, with completion expected in 2029.

The seller was advised during the transaction by interim director Bas Munsters, tax advisor Geert van Grimbergen, and Fender Advocaten. The buyer was represented by the legal and notarial teams of Baker McKenzie, with tax advice provided by BVDV Advocaten en Fiscalisten.
