Kamerlingh Onneslaan 1A

The former telefooncentrale exchange from 1923 on Kamerlingh Onneslaan was built in the style of the Amsterdamse School. The characteristic building will be transformed into a special living and working space while retaining the classic corridors and original details such as stained glass windows and original doors.

The commmercial space on the ground floor is partially for rent (space 1A + 1B – 370 m2) in casco+ condition. The ceilings have a clear height of 4 meters and in combination with the high windows this provides plenty of natural light in the space.

The corner building is centrally located in the Watergraafsmeer district right next to Park Frankendael. At the rear of the building is a common outdoor space overlooking the park. Here is room for relaxation and here are also (bicycle) and 4 parking spaces available for rent.

Rental price casco+: € 10.792,- excl. VAT per month (€ 350,- per m2/per year)

Area

This relatively residential-oriented district in the east of Amsterdam offers a diverse mix of housing that caters to young professionals and families alike. Watergraafsmeer is very green with parks, sporting facilities and small private gardens. The borders are formed by the Amstel River, the Ringvaart canal, the A10 ring highway and the Amsterdam Science Park. Many residents have allotments and the area is dotted with sports fields, Amsterdam’s largest cemetery, Nieuwe Oosterbegraafplaats, and the city’s largest skating rink, Jaap Edenbaan. For commuters it has the major train station Amstel, as well as easy access to the A10 ring highway. Watergraafsmeer is really a whole series of smaller neighbourhoods: some fiercely working-class areas with a strong sense of community, middle-rise apartment blocks and high-rises along the Amstel River. Besides lower- and middle-income families, there’s a significant ageing population. One can also speak of a ‘brain gain’ due to the Amsterdam Science Park with its academic research institutes and technology companies reaches completion. (bron: Iamsterdam.com)
