Oostenburgermiddenstraat 140 Amsterdam

Oostenburg is part of the Oostenlijke Eilanden, which were partially created in the IJ around 1650 and partially dug into the formerly eastern meadows. Historically, the Oostenlijke Eilanden have been home to numerous shipyards and supply companies due to their favorable location near the IJ. After the dissolution of the Dutch East India Company (VOC) in 1795, the island was repurposed in 1827 for Werkspoor, a factory manufacturing steam engines. In 1954, Werkspoor merged with Stork, which built diesel engines there, before selling the property to IBC Real Estate in 1998.

Nestled between the historic city center and new residential areas along the IJ, the island still breathes the industrial atmosphere of 19th- and 20th-century Amsterdam. Every building in this new waterfront district is designed with a distinct identity, not only because each one is created by a different architect but also due to strong municipal oversight that emphasizes design and material selection.

The island is designed to be car-light, with vehicular access only via Conradstraat. The district will feature green rooftops and reuse materials from its industrial past. The area is already popular thanks to café-restaurants Roest and Rosa & Rita, as well as Inntel Hotel & Restaurant, which boasts a terrace by the quay. For years, curious visitors have been drawn to the historic Van Gendthallen by its surprising initiatives and exciting concepts.

Block 3 is located on Oostenburgermiddenstraat in Amsterdam and consists of 4 residential buildings of which 3 buildings are combined with commercial and/or business spaces on the ground floor and partially on the first floor.

€ 3.243,- per parking space per year.

Terms and conditions

ROZ lease agreement

Work will be carried out along the lines of a standard model retail space, as drawn up by the Real Estate Council (ROZ) model 2012, as used by the Dutch Association of Real Estate Agents (NVM).

Delivery

October 2025.

Lease term

5 (five) years with an extension period of 5 (five) years; notice period 12 (twelve) months.

Destination

The public/private designation is commercial and business space.

Delivery level

“As is” – the space is rented in its current condition.

Service costs

€ 15,00

*The tenant must arrange their own contracts with the relevant suppliers for the provision of gas, water, electricity and other facilities.

Security deposit

A deposit or bank guarantee equal to three months’ rent and service costs, plus VAT, depending on the available credit information.

Rent indexation

Rent is indexed annually based on the consumer price index (CPI) for all households (2015 = 100) as published by the Central Bureau of Statistics (CBS).

Notice period

Termination occurs at the end of a rental period with a notice period of at least 12 months, during which the landlord observes legal termination grounds.

VAT

The rental will be subject to VAT. The tenant must therefore continue to provide more than 90% VAT-taxed supplies and services.

Area

In the coming years, Oostenburg will be developed into a new lively city district with around 1800 homes.
